Scan to BIM Services
Scan to BIM is a modern process of using terrestrial LiDAR
scanners to capture the exact condition of buildings and
infrastructure. The raw data is processed, resulting in a
single point cloud from which intelligent digital 3D models
are generated.
A Building Information Model (BIM) is a data-rich 3D
representation containing details about building elements,
including materials, dimensions, relationships, and
structural, mechanical, and plumbing (MEP) systems.
Common Scan to BIM outputs include 2D CAD drawings,
3D mesh models, and parametric Revit components.
The Problem
Studies indicate 6% to 12% of total project costs
go to reworks and field revisits. As disparate teams
work together across different locations and scopes,
outdated 2D blueprints create major coordination gaps.
Our Solution
At ASL, we empower multidisciplinary teams of
architects, engineers, and contractors to work from
a single model. We eliminate conflicts digitally
before construction begins, ruling out costly reworks.
Our modeling experts identify collisions and clashes
digitally, avoiding expensive field adjustments. For
architects and engineers, we measure exact geometry for
walls and slabs, enabling project phases to move forward
in full confidence that design plans match physical reality.
Our Scan-to-BIM Services
2D As-Built Drawings
For clients who don’t require a full BIM model,
we offer Scan-to-CAD services by generating
high-precision 2D floor plans, elevations,
and sections directly from scan data in
AutoCAD format.
MEP Modelling
We model complex structural and utility systems
to ensure everything fits together virtually
before construction starts. Using Autodesk
Navisworks, clashes are flagged and resolved
right on the computer screen.
Architectural Modelling
An accurate baseline is essential for renovations,
improvements, and historic preservation. We create
highly detailed 3D Revit models of existing
architectural elements to guide future design steps.
Application Areas for Scan to BIM
By leveraging survey-grade terrestrial LiDAR scanners,
we transform real-world conditions into intelligent digital
assets across the building, construction, and real estate sectors:
New Construction:
Verifying that newly installed elements match design
specifications and generating out-of-tolerance reports.
Reconstruction & Renovations:
Increasing the aesthetic value of outdated buildings
and adapting older spaces for new uses.
Historic Site Preservation:
Safely and non-destructively documenting historic
structural and architectural assets.
Asset Management:
Generating accurate digital twins to support ongoing
facility management and maintenance.
MEP Upgrades & Retrofits:
Upgrading building mechanical, electrical, and plumbing
infrastructure without spatial clashes.
